Development Team

The Residence Club at Giants Ridge is a collaboration of two (2) separate operating entities, both formed for the sole purpose of developing, marketing and managing The Residence Club at Giants Ridge.

Development and Construction

GRCL, LLC ("GRCL") is the Developer of The Residence Club at Giants Ridge and is responsible for the acquisition of the land, development of the project infrastructure and the construction and furnishing of each of the twenty-seven homes comprising The Residence Club. Project planning and engineering is by RLK, Inc. Hibbing, Minnesota. Utility Systems of America, based in Eveleth, Minnesota is constructing the project infrastructure, under contract with GRCL. T & M Construction, Inc., also based in Hibbing, is building the individual homes which have been designed by Firm Ground Architects and Engineers, St. Louis Park, Minnesota.

GRCL is owned by two operating real estate companies, GRWHL, LLC ("GRWHL") and Ross Resorts, Inc. ("Ross"), and a small group of private investors. GRCL is managed and controlled by William H. ("Bill") Lykken, who is the principal owner of GRWHL, which is based in Eden Prairie, Minnesota.

Mr. Lykken has over 35 years of experience in large-scale real estate development, real estate brokerage and the structuring of complex real estate transactions. Bill was a founder and Vice President of Development of Hartford Group, Inc., a fully integrated real estate development company. At Harford, Bill was involved in the full cycle of development activities, including land acquisition, master site planning, the municipal approval process, product development, construction management and property management. Bill has also taught real estate investment and exchange seminars for various organizations throughout the Midwest and at several universities. He is often called upon by investors and other real estate professionals to solve difficult real estate related problems. A past president of the Minnesota Real Estate Exchange, Bill holds a Minnesota Real Estate Broker's License.

Bill is a native of the Twin Cities, currently residing in Eden Prairie. He received his Bachelor of Science Degree in Business Administration from Bowling Green University, in Ohio. Following graduation, he served in the United States Air Force where he rose to the rank of Captain as a C130 pilot.

Marketing, Sales and Management

RCMM, LLC ("RCMM") is primarily responsible for all aspects of marketing, sales and management of The Residence Club. RCMM is owned by two operating real estate companies, Ross Resorts, Inc. ("Ross") and GRWHL, LLC (GRWHL"). RCMM will be managed and controlled by Stanley R. ("Stan") Dobrin, the principal owner of Ross, which is based in Edina, Minnesota.

Stan Dobrin, President and CEO of Ross, has been actively involved in the real estate business since earning his M.B.A. in Real Estate and Finance from The Harvard Graduate School of Business Administration in 1969. He is a licensed Real Estate Broker in the State of Minnesota and will serve as the Broker of Record for The Residence Club.

Stan began his career in Milwaukee, Wisconsin, as a commercial mortgage banker. Along with his mortgage banking responsibilities at Mortgage Associates, Inc., he founded and directed the activities of The Urban Shelter Group, a wholly owned subsidiary, which developed, built and sold over 1200 townhomes in its first three years.

In 1974, Stan co-founded The Highland Financial Group, a private real estate consulting and mortgage brokerage firm, based in Bloomington, Minnesota. During his seventeen year tenure as President, the firm was involved in a variety of real estate development, finance and marketing activities with property types that included residential, industrial, office and retail developments, valued in excess of $250 Million.

In 1991, Stan formed Ross Resorts, Inc. and shifted his business focus to the, then, relatively new and emerging shared ownership industry. Within two years, Ross had two luxury timeshare developments under way in two of Minnesota's premier vacation destinations. In 1995, Stan transferred ownership of both developments to a new entity, Premier Resorts, Ltd., where he continued to shepherd both developments under the Premier banner, as its President and CEO. By the end of 2000, the two developments expanded to include 73 completed homes with approximately 3,500 owners. Sales volume eclipsed $50 Million. In 2000, Stan left Premier to pursue new opportunities. He left two thriving, totally integrated developments that continue to be regarded amongst the most highly rated independent shared ownership properties in the world.

Stan then formed Destinations Development, Inc. and began taking the concept of shared ownership to a new level of luxury. Destinations Development was a pioneer in creating the luxury private residence and destination club concepts. These two market segments soon became dominated by extremely well-financed, national firms, with well-known brands. After some early experimentation with the development of a small, luxury private residence club, with a national orientation, it became clear that, to succeed in the national luxury arena, competing against much larger, heavily financed companies, would take significantly more resources than Destinations Development had available. In 2005, Stan began the systematic liquidation of Destinations' properties and turned his focus back to the regional shared ownership market.

In early 2005, Stan was approached by Bill Lykken, then, the Vice President of Development for Hartford Group, Inc., with the prospect of co-venturing a new shared ownership project within the Giants Ridge Recreational Area. Following significant due diligence by both Lykken and Dobrin, the concept for "The Residence Club at Giants Ridge" began to take shape. In late 2005, negotiations began with Iron Range Resources (the "IRR"), the State Agency that owns and operates the Giants Ridge Recreation Area. Four years later, in late 2009, a deal was finally reached with the IRR, for control of the development site and The Residence Club at Giants Ridge was launched.

Club Administration

Carol Dobrin, Vice President of Ross Resorts, will oversee all administrative details for The Residence Club. With a significant resume in the industry, Carol will provide the administrative backbone for the Club. Carol possesses a marvelous ability to communicate clearly, combined with the ability to manage many tasks and large amounts of detail.

In addition to her duties at Ross, Carol still finds time to teach English as a Second Language in the workforce, on a part time basis, and serves as the coordinator for a book club she co-founded over twenty-five years ago.

Most communications with individual Owners of the Club will go through Carol. She will manage the Club's reservation system, tracking usage and coordinating any schedule changes. Carol will manage the business office for the Owners Association, preparing and distributing the invoices for all Assessments. Her duties will also include managing the routine legal affairs of the Association, such as preparing and distributing notices for all meetings of the Board of Directors and of the Members, preparing meeting agendas, preparing and distributing minutes of all meetings, as well as keeping all required records.

Carol's teaching and communication skills will be vital as the management of the Club and its Owners Association are turned over to future Association staff.

Property Management

For efficiency and cost control, most property management functions, including front desk activities, housekeeping and maintenance, will be out-sourced to local resources, already on site within the Giants Ridge Recreation Area. The Club will employ an experienced, on-site Resident Manager/Concierge, who will be responsible for all Owner contact and will coordinate all aspects of property management. Initially, the Resident Manager/Concierge will be an employee of the Owners Association but will report to the management of Ross Resorts. Following completion of development, the Resident Manager/Concierge will report directly to the Board of Directors of the Owners Association.
